Roof Calculations
We have not changed the
pricing in the last year and prices are escalating rapidly, please
add 20% to get a more accurate estimate.
This estimator generates roof
structure costs. If the home has more than one roof system such
as an "L" , "T" or "U" shaped
structure, you will have to repeat the process to get a cost for
each roof. Don't worry about dormers at this time. The main roof
cost will take care of them.
HOW TO USE THIS CALCULATOR:
1. Determine the length and width of
your building. Enter the values.
2. Determine the overhang distance and roof
pitch. Select those values.
3. Push the Show Estimate button and write down your
costs.
4. Record your pine and insulation buildup costs for timber or log roof systems.
5. If you have more than one roof, repeat the
calculations for each one.
6. Review the roof assumptions text below the
calculator.
COSTS
GENERATED BY THE ROOF ESTIMATOR ARE NOT ENTIRELY ACCURATE. THESE
VALUES ARE ADEQUATE FOR CREATING BUDGETS AND COSTS FOR OUR
PRELIMINARY CONTRACTS. THE ONLY WAY TO CREATE TRULY ACCURATE
ESTIMATES ARE BY HAVING A SET OF PLANS AND COSTING EACH ITEM.
The following
assumptions have been made for each type of roof structure.

Additional roof components installed above the rafters include pine decking and insulation "buildup". The costs of these two items have been broken out for timber and log systems in the calculator. Please note that a conventional roof system will require batt insulation and interior finish. R-38 Fiberglass batts and 1x6 T"G pine are shown for conventional systems.
ROOF DECKING - 2X6 T&G pine
ROOF INSULATION SYSTEM - Fiberglass bats, 12 inches thick with 5/8 inch Plywood sheeting, with 2X12 fascia around roof perimeter.
These costs and prices are not quotes. They are simply cost benchmarks developed over time through experience and the use of national averages. These values are adequate for determining initial budgets and project feasibility. All prices must ultimately be validated using final plans by your realtor, suppliers, builder and contractor(s).
