Permits & FeesMost States and Counties assess fees for improving property and building a home. States such as Idaho, Montana and Wyoming generally have nominal fees (under $250). Other States such as California, Nevada, Oregon and Washington have higher fees (averaging $5000 to $7500). All jurisdictions are different. Make sure you contact your building and planning departments for their complete fee schedules.
The following are some fees that are typically encountered. All assessments may not be applicable to your project. Costs that are levied on a California project often include:
- Building permit - $1.00 to $2.00 per sq ft
- School fee - $1.50 to $4.00 per sq ft
- Health fee - $150 to $500
- Well permit - $150 to $500
- Water hook up - $1000 to $10,000
- Sewer hookup - $1000 to $10,000
- Fire district assessment - $150 to $500
- Road / encroachment permit - $0 to $10,000
- Gas connect fee - $500 to $5000
- Architectural committee - $250 to $2500
- Gated community fees - $500 to $5000

Total fees are averaging $5000 to $7500 for a 2000 to 2500 sq. ft. home in California.
These costs and prices are not quotes. They are simply cost benchmarks developed over time through experience and the use of national averages. These values are adequate for determining initial budgets and project feasibility. All prices must ultimately be validated using final plans by your realtor, suppliers, builder and contractor(s).
